Planning Services

The 1990 Town & Country Planning Act is at the legislative heart of all development in the UK.  Almost no development or change of use of land can occur without first ensuring compliance with this legislation.  

​The implications of planning procedure can be highly controversial and incredibly complex - it is therefore important that proper advice is sought before engaging in any building or development work...


Bondstones' is an independent, unbiased and objective team; dedicated (almost entirely) to the 'Country' element of Town & Country Planning legislation.

Whether your requirements are for assistance with a new livestock production unit, a new farm workers' dwelling, a diversifying tourism enterprise or need urgent help with imminent enforcement action:  If the site is surrounded by hedges or farmland we can almost certainly help!

The growing list of architectural services offered at Bondstones is rapidly gaining recognition throughout local planning authorities as providing 'excellent quality work' which enables planners and clients to clearly visualise design proposals in a useful and highly tangible context.


Aside from our dovetailed range of professional services, our architectural offer is also rather unique in its own right; Unlike many traditional 'architects' we now work almost exclusively with 3D design tools from the get go.  This helps with the design process and enables clients and planners to easily and successfully realise our vision with plans that literally jump off the page.

We have long since left behind the world of traditional black and white line drawings in lieu of full colour, three dimensional virtual models - allowing both conventional plans and artistic impressions to be created with relative ease.

Our 'bread and butter' work (as it were) firmly rests in the fields of re-development and reuse of buildings - particularly heritage and traditional rural buildings.

While our design services are not 'cheap' (we're certainly not expensive!) we feel that we offer excellent value - with superb success rates and a reputation for quality design that secures permission effectively and - most importantly - can be built without the necessity for compromising revisions after planning approval is gained.

We work with a huge variety of clients and are in our element when designing and creating sympathetic yet contemporary architectural solutions.


Contrary to popular belief, not everyone involved in planning decision making can actually 'read' traditional 2D drawings...

...the days of drawing boards and basic line drawings are well behind us. Our 3D platforms now represent a supremely powerful aid for concept development and detailed design - also for assisting interpretation and appreciation at planning stages.

Stuck with a property problem and don't know where to turn?  We have experience in a wide range of Estate Management and property issues.

Contrary to popular belief Chartered Surveyors are not just 'something to do with estate agency'! 

If you are considering instructing a solicitor concerning any property matter it is often wise to approach an independent Chartered Surveyor first.  Not only are our fees substantially lower (without any shadow of a doubt!), we can very often resolve matters before the lawyers need to get involved...  

We also have the option for 'Direct Professional Access' - enabling us to instruct barristers to act directly on our clients behalf if necessary.

Don't get us wrong, solicitors are an important ally (we will always advise their involvement where appropriate) - it goes without saying that we are happy to recommend a handful of excellent specialists when necessary!

Bondstones is a regulated firm of Chartered Surveyors - specialising in change of use planning, Architectural Design and "Town & Country Planning" matters (with a core emphasis on "country"!).  Our head-office is based in the West-Country and we typically work in the geographical areas between Lands End and London.  However, on occasion, we also work further afield...

We are extremely proud to be 'Regulated by the RICS' - this means we are a professionally qualified and regulated practice - bound by a code of conduct, strict rules and regulations. This means that we will only undertake work which is directly within our field(s) of expertise and that we are also fully insured (both Professional Indemnity and Public / Employers Liability).

Our team are passionate about architecture and the countryside, its' sustainable future and re-use of rural buildings:  We offer our professional expertise to satisfy a range of rural property issues, including (but not limited to) Planning Consultancy and Architectural Design / Architecture.  Our primary interest is in the delivery of sustainable projects - and particularly the 'change of use' / modification of buildings & land.

Despite our cutting edge offer and market leading output, our services are available to all of our customers at surprisingly low rates - especially compared to our competitors.  OK, its true to say you will always find someone cheaper... but isn't that always the way!

Our philosophy is to provide objective advice from the outset - indeed may of our new clients are amazed at the level of advice that we offer at first contact...
