Bondstones' job sheet is growing by the week - as a result we are seeking to recruit at-least one forward thinking planning consultant to join our regional team at Hestercombe.
We need new team players, specifically with client focussed private practice experience and demonstrable knowledge and expertise in variety of rural matters.
The ideal candidate will be confident in their professional abilities, show acumen in the delivery of planning advice and show clear capability in the production and management of a wide range of planning applications - for existing and future clients.

Experience
You will have commercial acumen and will likely have experience working within a larger 'traditional' firm of Agents, Architects or Planners. Perhaps you have hit a glass ceiling or feel unable to develop further. Maybe you came from a career in local authority into private practice and are now looking to join a dynamic, forward thinking professional team.
Maybe, you already took the plunge into freelance / self employment - but now recognise the benefit of having an in-house team and tested systems to support your work... Either way we'd love to hear from you!
Essential
Whatever your circumstances, you will need to be able to demonstrate a detailed understanding and application of planning law, permitted development rights (especially "Schedule 2 - Parts 3, 5 & 6") and have demonstrable experience in the delivery of change of use planning applications - for rural clients.
Your professional focus will need to be 100% client oriented. Our work is challenging and will need a wide reaching / creative approach to obtain the results on which we have a built our reputation.
You will need to show flair for effective, constructive advice and it's implementation on sites in rural areas (particularly within 'Designated Areas') and will need to be able to demonstrate a track record in successful project delivery - in addition to simply providing high-level verbal advice...

To fit in to our office eco-system you will be a PC user and need to be fully proficient in the daily use of Office 365 (Outlook, Word, Excel & Powerpoint in particular). On the job training will be provided for our collaborative workflow & project delivery tools.
You will be responsible for your own day-to-day output (no typing pool here!) - so word processing and IT ability is a prerequisite - however we are absolutely ready to adapt to your needs (within reason!) especially if you can help deliver improvements to our workflows and practices.
Desirable
Membership of either or RTPI / RICS (either Planning & Development or Land / Rural / Planning & Development Pathways) would be preferable.
Ideally you should have an interest in architecture and can demonstrate functional CAD / Sketchup ability. This should, at the very least, enable you to lead the provision of advice to clients on site - particularly in respect of heritage assets, traditional building conversions, new buildings and wider site development potential.
Other software experience (to a competent standard - or better) will be beneficial:
AutoCAD LT (For production of site plans, surveys etc)
SketchUp Pro / Layout
Photoshop / CorelDraw / Affinity

The role will be centred on projects based predominantly around the West Country (Cornwall, Devon, Dorset, Somerset & Wiltshire) with some scope for travel elsewhere.
A full driving licence is a prerequisite and you will need to have access to a vehicle / be prepared to travel to client sites on a regular basis.
The position will be based full time from our offices at Hestercombe House, Taunton - and will become an integral member of our office team. That said, a good deal of flexibility will be available to suit circumstances.

The Role

- Accompanied & Unaccompanied site visits / client meetings across the Southern regions - providing direct advice on planning and procedure - to both retained & prospective customers
- Preparation of site appraisals / planning reports / feasibility studies
- Engaging in sales, preparing proposals, formal quotations and options
- Team leadership & training - developing a team and working with colleagues to secure swift, comprehensive delivery of your advice to client satisfaction
- Research & advice on planning policy and interpretation / implementation thereof
- Advising on and resolving planning enforcement issues
- Preparation, submission and management of planning applications
- Preparation and interpretation of business plans & other supporting evidence (agricultural dwelling house appraisals etc.)
- Project management - working with and managing various contractors and 3rd party specialists
- Case law, appeals, statute & policy analysis and reporting (for both internal and external communications)
- Representation of clients in public at presentations, committee meetings and planning appeals
- Various external communications / marcomms activities
- Representation of the company at events, shows & presentations
- And any other roles that may be developed to suit your experience, abilities and interests...
