Bondstones are a RICS regulated practice - however we break the mould compared to other surveying practices - we employ a fantastic architectural team to deliver bespoke design and project management services along side our specialist rural planning and surveying team.

Collectively we focus on providing high quality 'deliverable' architecture - designed to meet our clients needs - rather than to satisfy an over-inflated designer ego!


While the firm is not a traditional 'Architects Practice' per se (a protected title) our hugely talented architectural team comprises a range of Chartered Architects, Consultant Architectural Technologists, Surveyors and specialist Architectural technicians - with this range of ability and experience on tap - we provide a suite of services akin to those offered by any 'traditional' architects' practice - but with one major difference:  We offer a far broader range of professional services under one roof - with almost every facet of architecture and planning covered within a single dedicated office.

Aside from having extensive planning and design expertise in house - we also tend to differ from typical 'architects' in the style of work we undertake.  We tend to work for rural clients and typically on projects involving existing structures or new buildings requiring complimentary design styles - rather than providing outlandish or ethereal 'designs in principal' as is so often the case.

Our unique blend of pragmatic, empathetic and sympathetic design provides an unbeatable quality of service - which we believe is bettered by none.

Design Time

Over the years we have seen and done it all (well, most of it!).  From simple building extensions to complex barn conversions, fishing huts to farm houses and holiday parks to boutique hotels...

We focus our attention on mid-scale, one-off high quality projects - with an emphasis on the design of 'fit for purpose' buildings which are able to be built 'as drawn'. 

It's a shocking fact that many 'agents', 'designers', 'architects', etc, will submit planning applications that cannot actually be built without substantial re-design (particularly with reference to building regulations compliance - or other important legislation)...  

At Bondstones we focus our energy not only into great architectural design, but also into meeting the legislative requirements that will ensure our proposals can be built without alteration.

Bondstones is a regulated firm of Chartered Surveyors - specialising in change of use planning, Architectural Design and "Town & Country Planning" matters (with a core emphasis on "country"!).  Our head-office is based in the West-Country and we typically work in the geographical areas between Lands End and London.  However, on occasion, we also work further afield...

We are extremely proud to be 'Regulated by the RICS' - this means we are a professionally qualified and regulated practice - bound by a code of conduct, strict rules and regulations. This means that we will only undertake work which is directly within our field(s) of expertise and that we are also fully insured (both Professional Indemnity and Public / Employers Liability).

Our team are passionate about architecture and the countryside, its' sustainable future and re-use of rural buildings:  We offer our professional expertise to satisfy a range of rural property issues, including (but not limited to) Planning Consultancy and Architectural Design / Architecture.  Our primary interest is in the delivery of sustainable projects - and particularly the 'change of use' / modification of buildings & land.

Despite our cutting edge offer and market leading output, our services are available to all of our customers at surprisingly low rates - especially compared to our competitors.  OK, its true to say you will always find someone cheaper... but isn't that always the way!

Our philosophy is to provide objective advice from the outset - indeed may of our new clients are amazed at the level of advice that we offer at first contact... Our overriding mission is to "quote high and bill low - providing valuable advice and exceptional design - which should delight our clients at every opportunity"
