Opportunities...
- Grow with us -

Over the past decade, Bondstones has not only persevered but thrived in the rural property industry, guided by our commitment to excellence and passion for the sustainable future of the countryside.  Our reputation exceeds our current capacity and we are looking to develop services and facilities accordingly.

As we embark on the next phase of our business plan, we will be expanding our presence throughout the UK over the next 3 - 10 years.

Our mission is to provide innovative architecture, outstanding planning solutions, and remarkable property services that maximise and enhance the value of rural property assets while prioritising the responsible use and development of land and buildings.

Driven by our passion for the countryside and its sustainable future, we deliver exceptional results for our clients in the re-development and re-use of buildings and land. We specifically focus on sustainable 'change of use' and enhancing, improving, or repurposing underutilised or wasted property assets.

In line with our core values, we approach business - at every level - with loyalty, honesty, integrity, open-mindedness, innovation, creativity, pragmatic optimism, tenacity, perseverance, and a sense of humour.

As we expand our operations through conventional recruitment methods, we are also looking for strategic opportunities with existing businesses and teams who align with our values and are dedicated to providing exceptional service to clients throughout the national rural community.

Over the last few years, Bondstones has been developing a powerful and engaging team and customer management system. We are now at the stage where this platform is ready to roll out across our planned regions, and we need exceptional people to come together with us to deliver on our framework and become the leading Rural Planning & Architectural business in the UK by 2033.

As well as seeking exceptional individuals to join us, we are now inviting approaches from existing teams, groups, or small businesses in the following (or similar) situations:

For a confidential discussion (subject to non-disclosure agreements) and to explore opportunities for collaboration, please get in touch if you (or a situation you know) falls into any of the following (or similar) scenarios:
Small rural planning and architectural practices where the Owner, Partners, or senior management wish to retire or slow down - especially when their business valuations fall short of previous expectations. Bondstones can help by creatively restructuring and allowing retiring parties to retain a lifetime interest in their business, recovering or retaining value from their past efforts.
Businesses that have recently experienced unplanned or unexpected changes in management, particularly at short notice, and where a suitable solution has not been found quickly. We know that conventional recruitment is extremely difficult in our sector at present, and losing a senior manager, partner, or director at short notice can be catastrophic. Bondstones management systems are poised and ready to take on aligned businesses that might find themselves in a difficult position without prior warning.
Entrepreneurs or small business owners with 2-4 years of experience as an SME and who are struggling to overcome growth barriers. Bondstones has been there! With our systems, business strategy, and coaching applied, those in this position can skip 5+ years of business development pain and grow faster with us.
Established teams or small businesses already serving rural communities, but considering a shift away from their current situation and looking for a strong opportunity to start afresh. Perhaps your employer doesn't share your vision, or you are waiting for "dead men's shoes" before any progression is likely. Let's discuss the possibility of a Jerry Maguire style 'do-over'.
Small businesses frustrated with increasing bureaucracy and regulation, searching for a robust and experienced ally to knock down walls. Bondstones knows your pain. We can help bring together teams to create great opportunities to devolve and delegate regulatory and bureaucratic workload. Bondstones is developing a national administrative structure to deal with the daily 'hum-drum' of business management, from the rigmarole of PII and HR to customer management systems through to regulation and compliance management. Our fee earners need to be able to focus on what they excel at and be remunerated accordingly.
Small businesses, companies, partnerships, or sole traders (with staff) seeking options to restructure, open to strategic partnerships or mergers.
Seasoned executives and professional practitioners considering a career transition, who possess the leadership skills, industry knowledge, and ambition needed to drive Bondstones forwards in the UK rural sector. Bondstones has a very clear plan in place, and to achieve this, we need to fill all roles - all 250+ of them.
We believe that by collaborating with, acquiring or merging with teams, groups, or small businesses that share our mission, vision, and core values, we can create a formidable business, capitalising on collective strengths and expertise while maintaining genuine local service to our customers.

If any of the above scenarios resonate with you (or with anyone you know or represent), we would be delighted to have an open and honest conversation about potential opportunities. While the above and similar scenarios are wide open for discussion, our business plan is focused and targeted on a very specific regional structure. Each regional centre includes a radius of approximately 30 miles in each case, including:

Targets for 2023-25:
  • Cornwall: Truro / Liskeard
  • Southern: Salisbury / Stockbridge
  • South East: Reigate / Redhill

Target regions for 2023 - 2033:
  • Western Counties: Cheltenham
  • Central: Wellingborough
  • East Anglia: Bury St. Edmunds
  • Mid West: Leek
  • Mid East: Lincoln
  • North West: Kendal
  • North East: Thirsk
  • Borders: Rothbury
  • Wales - Southern: Brecon
  • Wales - North: Porthmadog
  • Scotland: Inverness & Fort William

If interested in any scenario that meets the above - or if you have an aligned proposal to discuss with Bondstones (in confidence), please contact:

Bondstones are Chartered Town Planners & Chartered Surveyors - Specialising in Architecture, Rural Planning & Development

Our core interests are in Rural Change of Use, Architectural Design and "Town & Country Planning" matters (with an emphasis on "country"!).

Our head-office is located in the heart of the West-Country and we typically work in the areas between Lands End and London.  However, on occasion, we also work farther afield...

We are extremely proud to be 'Regulated by RICS' - this means we are a professionally qualified and regulated practice - bound by a code of conduct, strict rules and regulations. This means that we will only undertake work which is directly within our field(s) of expertise and that we are also fully insured (both Professional Indemnity and Public / Employers Liability).

Our team are passionate about architecture and the countryside, its' sustainable future and re-use of rural buildings:  We offer our professional expertise to satisfy a range of rural property issues, including (but not limited to) Planning Consultancy and Architectural Design / Architecture.  Our primary interest is in the delivery of sustainable projects - and particularly the 'change of use' / modification of buildings & land.

Our cutting edge offer and market leading output are available to all customers and represent tremendous value no matter the scale of their project.  OK, its true to say you will always find someone cheaper... but isn't that always the way!

Our philosophy is to provide objective advice from the outset - indeed may of our new clients are amazed at the level of advice that we offer at first contact... Our overriding mission is to provide valuable advice and exceptional design - which should delight our clients at every opportunity.

We generally undertake work for:
  • Farmers & Farm Businesses
  • Rural Estates / Estate Managers
  • Equestrian Properties & Businesses
  • Home / Property Owners*
  • Tourism Entrepreneurs
  • Countryside Attractions & Recreation Sites

* Please note that 'small' extensions are not really our cup of tea... However if necessary we would be happy to refer you to a suitable 3rd party specialist.

That said, large, unique extensions and complete 'one off' domestic overhauls really do float our boat... so please get in touch!
