Help build a specialist rural planning, architecture and environmental consultancy.

Bondstones is a specialist rural planning and architectural consultancy based at Hestercombe House, near Taunton.

We work with landowners, farmers, estates, rural businesses and private clients across the South West and wider southern England, advising on rural planning, architecture, development strategy, change of use, permitted development, diversification and environmental matters.

Demand for our services has grown significantly, and we are now expanding our planning, architecture and environmental teams as part of a structured long-term growth plan.

​We are interested in capable, commercially aware people who want to help build a specialist consultancy and grow with the business, not simply fill a seat. If you have strong professional experience in rural planning, architecture, environmental consultancy, rural property or land-use development, we would be pleased to hear from you.

Current Positions


Regional Director - (Planning & Environment) - West Country
Role:
A senior leadership role combining rural planning, environmental strategy, client advisory work, business development and regional team growth. This is the first of a planned network of regional director appointments across the UK.

Senior Planner
Role:
A client-facing planning consultancy role focused on rural planning, permitted development, change of use, diversification and planning strategy for landowners, farmers, estates and rural businesses.

Rural Specialist (property & planning)
Role:
A client-facing consultancy role for someone with experience in rural property, land use, planning strategy, estate management, agriculture or diversification.

Recruitment Pipeline 2026-27:

As part of our growth plan, we expect to recruit across planning, architecture, environmental consultancy, rural property and team support roles.

Our anticipated future requirements include:

Planning and environment: rural planners, planning assistants, planning administrators, ecologists, landscape architects and environmental consultants.

Architecture and technical design: architects, architectural assistants, architectural technologists, design technicians and architectural administrators.

Rural property and development consultancy: rural property consultants, building surveyors, land-use consultants and development advisers.

​Business and team support: regional business managers, administrators and client support roles.

Bondstones are an RICS regulated practice - Specialising in Architecture, Rural Planning & Development

Our core interests are in Rural Change of Use, Architectural Design and "Town & Country Planning" matters (with an emphasis on "country"!).  

Our head-office is located in the heart of the West Country and we typically work in the areas between Lands End and London.  However, on occasion, we also work farther afield...


We are extremely proud to be 'Regulated by RICS' - this means we are a professionally qualified and regulated practice - bound by a code of conduct, strict rules and regulations. This means that we will only undertake work which is directly within our field(s) of expertise and that we are also fully insured (both Professional Indemnity and Public / Employers Liability).

Our team are passionate about architecture and the countryside, its sustainable future and re-use of rural buildings:  We offer our professional expertise to satisfy a range of rural property issues, including (but not limited to) Planning Consultancy and Architectural Design / Architecture.  Our primary interest is in the delivery of sustainable projects - and particularly the 'change of use' / modification of buildings & land.

Our cutting edge offer and market leading output are available to all customers and represent tremendous value no matter the scale of their project.  OK, it's true to say you will always find someone cheaper... but isn't that always the way!

Our philosophy is to provide objective advice from the outset - indeed many of our new clients are amazed at the level of advice that we offer at first contact... Our overriding mission is to provide valuable advice and exceptional design - which should delight our clients at every opportunity.

* Please note that 'small' extensions are not really our cup of tea... However if necessary we would be happy to refer you to a suitable 3rd party specialist.

That said, large, unique extensions and complete 'one off' domestic overhauls really do float our boat... so please get in touch!
